With the expansion of the M40 motorway now connecting Birmingham to Oxford and London, land in towns like Kenilworth, Leamington and Warwick became increasingly valuable for potential property developers.

Given its close proximity to the Kenilworth Bypass, the land surrounding Leyes Lane was unsurprisingly seen as a prime location for a new housing development, one which would attract the booming commuter market from nearby Midlands towns.
